Terms of service
These terms are maintained by the operator of Spread and describe how the service may be used.
What Spread is
Spread is a planning tool. It estimates the potential economics of a rental arbitrage deal and helps you keep track of landlord conversations. It is not a brokerage, a lender, a property manager, or a party to any lease you sign.
Estimates are not advice
All figures produced by the deal analyzer are rough estimates derived from the inputs you provide and a simple market-tier multiplier. They are not appraisals, comparable-listing analyses, forecasts, or guarantees of revenue. Nothing in Spread is legal, tax, accounting, or investment advice.
Your responsibilities
You are solely responsible for verifying local short-term rental regulations, building rules, HOA restrictions, insurance requirements, and the terms of any lease before you commit to it. You are responsible for the accuracy and lawfulness of any information you enter, including contact details for third parties, and for complying with anti-spam and privacy laws in your outreach.
Accounts
You must provide accurate registration information and keep your credentials secure. You are responsible for activity under your account. We may suspend or terminate accounts that are used unlawfully or that abuse the service.
Subscriptions and billing
The deal analyzer is free. The Operator plan is offered at $9 per month and renews monthly until cancelled. You can cancel at any time and retain access through the end of the paid period. Fees already paid are non-refundable except where required by law.
Acceptable use
Do not use Spread to harass anyone, to send unsolicited bulk messages, to scrape or resell the service, to reverse engineer it, or to store data you have no right to hold.
No warranty
Spread is provided "as is" and "as available", without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the service will be uninterrupted or error-free.
Limitation of liability
To the maximum extent permitted by law, Spread and its operators are not liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost revenue, or lost business opportunities arising from your use of the service. Our total aggregate liability is limited to the amount you paid us in the twelve months preceding the claim.
Changes
We may update these terms as the service changes. Continued use after an update means you accept the revised terms.
